Residential Sealcoating

Residential sealcoating is a cost-effective method of protecting and extending the life of your asphalt driveway.  Sealcoating is an application of a bituminous membrane over the asphalt that protects it from degradation from the elements and daily wear and tear.

At Calvary Paving & Sealcoating, we use two different sealcoating products:

Option 1

Composed of an emulsion that includes asphalt or coal-tar pitch, acrylics, silica sand, and polymer additives, which we refer to as “asphalt emulsion/water-based sealer”. This works well on older or deteriorating asphalt.

Option 2

A mixture of the same petroleum products found IN hot mix asphalt, which we refer to as “oil-based sealer”. This product we prefer to use on asphalt that is in fair condition and new asphalt (especially as a first seal on a driveway we have installed).

While both products are top quality, we usually will want to see your driveway to determine which of our sealers are best for the condition of your pavement. If the driveway is in fair enough condition our first choice will always be the “oil-based sealer” as it soaks into the asphalt and actually treats it, therefore helping slow down the aging of the asphalt, rather than coating the surface and making a barrier between the elements and the asphalt, which is what the “asphalt emulsion sealer” does. Both products are great, and we hope to help our customers learn about these products and in the end trust our suggestion for what is best for your driveway.

Signs Your Driveway Needs Sealcoating

Asphalt is a rugged and durable material, however in time it too can show signs of degradation. The tell-tale signs that your drive needs sealcoating are:

  • Asphalt color has faded
  • Asphalt has a pitted or rough surface
  • Asphalt has surface cracks and potholes
  • Staining is apparent on the asphalt surface.

As a general rule, we recommend your driveway should be sealcoated every 2-3 years.

We recommend to seal a new driveway within the first year. At the time of your installation we can set a plan for that based on the season. We believe that by picking a regular sealcoating program of least every few years, you will get the optimum advantages of sealing. 

Paving an asphalt driveway is costly, so by investing in your current driveway, say every other year in a sealcoat, you will save a good existing driveway from needing to be replaced sooner, and slow down the aging of a newly installed driveway.

The Residential Sealcoating Process

01. Driveway preparation

We clean back any vegetation from your edges, and remove any loose debris from your driveway, a clear and clean driveway is where we start

02. Crack filling (as needed)

We have various crack filling products, and if we have included filling cracks in your sealcoat, we will fill them with the appropriate rubberized asphalt fillers *please note that not all asphalt cracks are “good candidates for filling” some are past the point of repairing and should you forgo a suggestion to patch or pave, and choose a sealcoat instead, we will not fill cracks that will not hold the filler well(these include wide open cracks where you can see the ground underneath and most alligator cracks).

03. Sealcoat application

Once the site is prepped, we apply the selected commercial grade asphalt sealer carefully to all of your surrounds, and then spray apply with a high pressure spray you asphalt sealer over the entire designated surface. Careful attention is needed here, to prevent any splashing or overspray on your home or sidewalks, but we do like to note that even our most skilled and experienced sealcoaters are still human, and should any sealer get on any surrounds, we have the appropriate cleaning products to clean up the sealer in that event.

04. Drying time

It is necessary to allow for adequate drying time. Generally, that is 24 hours, however, in cooler temperatures or shady properties, we may suggest more time at the time of scheduling or completion.

05. Inspection

Finally, we complete a final walk-through to ensure the job meets the high quality and standards of Calvary Paving. Once the sealcoat is fully dried, you can remove barriers and reopen your driveway for use.
